Seminar Description: The previously accepted method of building wealth doesn’t work anymore. The truth when it comes to personal finances is simple: People’s quest to secure a comfortable retirement using what has worked in the past often ends up making them poor and others rich.

The old way to get wealthy was to acquire assets like real estate, stocks and mutual funds using debt and then sit back and let time grow your net worth.

But that strategy is deeply flawed and risks sending many people to the poor house. That’s because it ignores the one basic principle that overrides any wealth-building strategy that anyone who is truly rich knows: What we should really be focused on is not getting rich, but plain old cash flow.

Notes:
Each attendee will get a copy of David Trahair’s book Cash Cows, Pigs and Jackpots.

This is a hands-on workshop. Although not mandatory, you are encouraged to bring a laptop to work along during the course on spreadsheets including the “House Rent versus Buy Analyzer,” the “CPP Retirement Pension Calculator,” the “CPP Return Calculator” and the “RRIF vs Annuity Calculator.” All spreadsheets are free with the course.
Seminar Outline:
  • The Cash Cow strategy. How to employ this simple strategy in your daily life. How to identify your greatest source(s) of cash and make sure they keep on giving. We’ll also look at how to use the strategy for retirement planning purposes. We’ll also look at converting your RRSP to a RRIF vs an annuity and how mutual funds are a perfect example of the strategy - for the sellers.
  • Does money buy happiness? We’ll delve into the relationship. Does a higher income make you happier? We’ll also look at how changing your spending habits can improve your satisfaction level with your life.
  • Buying a house or rental property. You’ll get assistance making one of the biggest decisions affecting cash flow in your life - home ownership - using the “House Rent versus Buy Analyzer” spreadsheet.
  • The condominium conundrum. A primer on buying a condo as a first home or rental property and the extreme risks that exist.
  • Inflation. How the CPI index is measured, explanations of inflation, disinflation, deflation and the real monster – stagflation.
  • CPP and OAS. You’ll find out how to calculate how much you’ll get as a CPP pension and whether it is a good investment. We’ll review of the rocky history of the CPPIB and look at the current CPP plan surplus. We’ll also review the proposed enhancement to the CPP.
Pre-requisite:
Who Will Benefit: Those interested in helping their clients focus on what really matters - not building wealth the traditional way - but ensuring cash flow.
